" Offering an incredibly rare opportunity, the chance to acquire a quality lifestyle in a highlydesired location. Coombewick is situated well back, towards the end of a long private drive on a bridleway with access to fantastic hacking and currently comprises a three bedroom house. A separate agricultural barn (with planning permission to convert to a 4 bedroom dwelling), 9 box stable yard, and some 13 acres. Currently the accommodation downstairs is arranged with an entrance hall leading to a large living room, a bathroom, 2 downstairs double bedrooms, one with a cloakroom, country style kitchen / breakfast room fitted with a LPG Rangemaster, with delightful views over the surrounding fields and has a rear stairway to the first floor. Upstairs there is a further double bedroom and a large playroom, could convert to large family bathroom

(STP). There is parking to the front of the property for a number of vehicles with the driveway leading down to the barn and stables. There are enclosed lawned gardens with views over the paddocks and far reaching views to the Chanctonbury Ring.

The stables are arranged around a central concrete yard and comprise 9 timber stables, 7 12' x 12' plus 2 foaling boxes 12' x 16'. Situated behind the stable block is a concrete base for a horse walker. Coombewick Farm is located in a peaceful and rural location just outside the village of Ashington with its village store, primary school and pub. Furthermore, the nearby A24 provides easy access to the main motorway network. There are a range of excellent schools in the area including Ashington C of E First School, Steyning Grammar School, Windlesham House School and Cottesmore School. The property's location offers excellent extensive walking, cycling and riding, with extensive hacking, being situated right on a bridleway leading to Hole Street. There are a number of competition centres in the area including Felbridge Showground, Hickstead Showground, Sands Farm EC, Coombelands EC and Oldencraig. Hunting locally is with the Crawley and Horsham fox hounds, which also has a well supported pony club.
