" A beautiful traditional cottage providing a character home in a rural village within the South Downs National Park. Believed to have been built around the end of the 19th century for the workers of the Norfolk Estate, the cottage boasts architectural features such as dressed stone window cills, attractive brickwork, particularly on the prominent chimneys and original lever latch internal doors. The house benefits from a good size 'L' shaped entrance hall with a second access door onto the garden and parking area. The sitting room has an attractive double glazed bay window to the front and an open fire. At the rear of the house the kitchen has a lovely outlook across the rear garden and is fitted with a range of cupboard and drawer units finished in a cream shaker style, with wooden work surfaces over, including a butler's sink giving a very traditional style. The kitchen includes an integral fridge freezer and a Rangemaster stainless steel range cooker. A rear door opens to the gardens, whilst the dining room is conveniently positioned alongside the kitchen. The ground floor accommodation is completed by a shower room.

The turning staircase from the entrance hall leads to the landing, naturally lit by a south facing window with three double bedrooms, two having fitted wardrobes, and the main bedroom enjoying a particularly lovely outlook over a neighbouring orchard garden.

As well as a path to the front door, the house benefits from a driveway leading to a hardstanding area, providing off road parking for two cars, with the lawned front garden wrapping around to the south side of the cottage, screened by a mature hedge. The driveway also gives access to the village green behind the house, as well as serving as rear access for 7 Norfolk Cottages. The rear garden enjoys a lovely mix of lawn, shrubs and small specimen trees, all enclosed by a combination of hedge and recently erected fencing boundary. A brick tool shed and log store, and a pretty lavender shed provides useful storage.
