" 61 Dell Lane is one of only two properties built to an attractive individual Sussex style in a quiet and tucked away position off Silver Lane. The house was constructed by local builders, Newman Brothers, in the early 1990s and affords affords excellent family sized accommodation approached off a spacious reception hall with an impressive lounge with an attractive fireplace feature with a marble slip and hearth, coal effect gas fire and decorative tiled surround, a pretty bow fronted window to the front and double glazed sliding patio doors opening to the rear garden. Glazed double doors off the lounge open to a splendid kitchen/family room attractively fitted with a range of cream fronted shaker style units, beech effect worktops, a range of built in stainless steel appliances and an island breakfast bar. There is an adjoining utility room along with a study completing the ground floor accommodation.

A galleried landing on the first floor accesses the four good sized bedrooms, the master with a re-fitted en suite shower room with a re-fitted family bathroom with a large corner bath serving the other three bedrooms.

Outside, the property is approached via five bar gates opening to a tarmacadam driveway with a turn round area leading to the attached double garage. SITUATION
Dell Lane is a small and popular residential development with nearby Church Path providing pedestrian access into the main High Street. The house is also conveniently situated for both schooling for all age groups, the leisure centre with its swimming pool and the mainline station which provides a train service into London Victoria. The larger provincial centre of Horsham and Gatwick International are about 7 and 21.5 miles respectively.

DIRECTIONS
From our Billingshurst office proceed south down the High Street and at the first mini roundabout turn left up the A272 towards Haywards Heath. Towards the brow of the hill take the first turning right into Silver Lane and then the second turning right into Dell Lane. The first entrance on the right leads to 61 Dell Lane which is situated at the head of the private driveway.
