" Situated on the edge of the popular Penfold Grange development, 1 Larks View is a detached three bedroomed house built approximately five years ago to the 'Thakeham' design.

The ground floor accommodation includes an entrance hall with tiled floor and double doors opening to a dual aspect sitting room with an archway leading through to the dining room, both with solid oak flooring. From the dining room patio doors open to a good sized conservatory with a tiled floor, which has been added to the house by the current owners. There is also a fitted kitchen with a tiled floor overlooking the rear garden, and a cloakroom completing the ground floor accommodation. On the first floor are three bedrooms and a family bathroom, the principal bedroom having an en suite shower room and all three bedrooms having built-in wardrobes.

SITUATION
1 Larks View forms part of the Penfold Grange development which lies just to the south of Billingshurst. The property is situated on the edge of the development and provides easy access to the A272 and A29 road networks. Billlingshurst is a popular village with a range of shops and facilities including butcher, baker and post office. There is schooling for all ages including The Weald Community School which provides leisure facilities including a swimming pool (currently under construction), and also a mainline station which provides a fast and frequent service to London (Victoria approximately 65 minutes).
