" Situated in a semi rural location between Billingshurst and Horsham, 5 Fieldings Cottages is a very attractive period cottage offering surprisingly spacious family accommodation with delightful rural views to the rear.

Approached through the entrance hall which has storage cupboards, there is a small cloakroom and a door leading into the sitting room, part of the original cottage and providing a cosy feel, particularly when the open fire is lit. The traditional cottage feel to this room is a pleasing contrast to the contemporary and modern style that has been used in the spacious kitchen/dining room which extends across the rear of the property with a generous amount of space for a dining table and still leaving a large range of maple finished cupboard and drawer units with granite work surfaces over. Built in appliances include the fridge/freezer, dishwasher, double oven and ceramic hob and with an exterior door and tiled floor provides a very practical family room. From the kitchen there is a small study area with no natural light but power points and electric lighting making an ideal computer area. Particular attention must be drawn to the conservatory which extends across the back of the house providing another reception area giving superb views across the gardens and the fields beyond and with underfloor heating to keep your toes warm on the tiled floor.

On the first floor there are three good size bedrooms, two of which enjoy fine rural views and the master bedroom having a very sensible addition of a shower cubicle and vanity basin, ideal for preventing queues at the bathroom. The family bathroom is a good sized room with a white suite with a shower over the bath.

The external features of the house should be particularly noted as there is a good sized off road parking space alongside the cottage with a gate leading to a wide walkway through to the rear garden. The rear garden is a particular feature extending to approximately 94 foot deep with a patio adjoining the house and steps leading onto the lawn. The garden includes a shed, playhouse and greenhouse and is well screened to each side by hedging giving a good degree of privacy whilst the fencing to the rear has been kept deliberately low to take advantage of the views. A decked area has been installed, making an ideal evening entertaining area to take advantage of the westerly aspects and the sunsets.

From our Billingshurst office proceed north along the High Street crossing over two mini roundabouts and upon reaching the next roundabout take the second exit continuing along the A29 northwards and before reaching the Five Oaks roundabout, 5 Fieldings Cottages will be found on the left hand side although it may be easier to park in the layby on the opposite side of the road.
