The site is situated in a beautiful rural location with a south facing aspect to the rear backing onto open farmland and amounts to about 5.75 acres in total comprising a mixture of informal gardens and an area of bluebell woodland. The existing property has an expansive floor area of 4534 sq ft (including the garage block) and in recent years a number of planning permissions have been obtained (now lapsed) for substantial extensions including a pool house, the conversion of the existing triple garage block into a self contained annexe and for the erection of new garaging. Details of the planning applications are available on the Chichester District Council planning portal. There is also the potential to site the new property further back on the plot (subject to the usual consents).
SITUATION
Valtony is situated on the extreme rural outskirts of the picturesque village of Plaistow renowned for its fine period properties and range of local amenities including a village shop/post office, public house, primary school and fine parish church. The large historic village of Billingshurst lies about 6.75 miles to the south east with comprehensive banking, shopping and medical facilities, schooling for all age groups, a leisure centre and a mainline station with a train service into London Victoria as well as the south coast. Haslemere with a train service into Waterloo and Guildford are about 8.3 and 18.5 miles respectively and London is about 56 miles by road.

From our Billingshurst office proceed south down the High Street and at the second mini roundabout turn right along the A272 towards Wisborough Green. Proceed over the next two roundabouts, remaining on the A272, and after approximately 1 mile turn right along the B2133 towards Loxwood. After approximately 4.5 miles turn left signposted Ifold and Plaistow. Proceed through Ifold and having reached the sharp left hand bend, the property will then be found after a short distance on the left hand side just beyond the brow of the hill with a brick pillared entrance and high wrought iron gates.
