" The Walled Garden is a unique individual home, beautifully restored and sympathetically improved in recent years by the current owners and offering a wealth of charm and character, having been finished to an exacting standard and incorporating some wonderful features with the added benefit of privacy and seclusion.

The property is situated just five minutes walk from the River Thames at Hambleden Lock together with being close to the well-renowned Hambleden Village and the wonderful Hambleden Valley. Also situated betwixt the towns of Henley and Marlow with excellent access to the rail and motorway networks.


Accommodation
There is a wonderful entrance hall with limestone floor and double doors leading through to the drawing room; a spacious double aspect room with Hamptons style wood boarding and wood burning stove, with two sets of doors to the conservatory. The conservatory has a terracotta tiled floor with doors opening onto the terrace and leading to the kitchen, beautifully fitted with four-oven electric Aga, bespoke cupboards with carrera marble work-surfaces and terracotta tiled floor with hatch to small wine cellar. There is then a walk-in larder and kitchen pantry, comprehensively equipped, which in turn accesses the garden room and study, also with limestone tiled floor. There is a further reception room used as a family/TV room and rear access is again through the boot room. Also on the ground floor is a double bedroom with en-suite shower room together with adjacent W.C. On the first floor are two bedrooms; the master suite is spacious with a walk-in dressing room and large en-suite facilities; there is a further double bedroom with open en-suite bathroom.

The Annexe, on the opposite side of the courtyard has been converted from the old apple store of Yewden Manor, consists of a double bedroom to one end with en-suite and a self-contained unit to the centre which consists of a sitting room, kitchenette, shower room and two bedrooms, all of which have independent oil-fired central heating.

Outside the walled courtyard garden is of special note, enjoying a south-westerly aspect with lawns, terracing planted with lavender and grasses together with a central plunge pool.

To the front is a timber framed 4-car car port with further parking for six vehicles. There are also communal gardens of lawns and orchard which are maintained at a cost of n++480 per annum.


Directions
From our office in Hart Street, turn right at the central traffic lights into Bell Street and proceed to the mini roundabouts, turning right signposted Marlow. After a few miles, upon reaching Mill End, turn left signposted Hambleden and after a short distance take the second left driveway marked Yewden Farm, follow the driveway and bear right; The Walled Garden is then on your left hand side.
