" The Property
This lovely riverside apartment forms part of this historic mill house converted in 1982 and situated between the riverside towns of Henley on Thames and Marlow. Both towns offer a good selection of shops restaurants and bars, also with good access to the M4 and M40. The building is one of the most noted in the area; the property enjoys many exposed timbers and features a large drawing room with balcony affording fabulous views of the river.

Accommodation
The entrance door opens to a communal hall with stairs rising to first floor. A private door leads to the entrance hall to the property with exposed beams, a useful cloaks cupboard and stairs leading to the master bedroom. Off the hall is a shower room with large shower cubicle, and vanity unit with wash basin, W.C., built-in cupboards and large mirror. There are two further bedrooms, one of which is currently used as a study also feature exposed beams.

The stunning open plan living/dining room enjoy wonderful south facing views over the river, Hambleden Weir pool and rural views beyond. This bright, spacious room is heavily timbered with three main uprights. There is a feature mock fireplace with electric wood burning stove, built-in book cases and low level cabinet together with a useful understairs storage cupboard. French doors open to a small balcony with lovely river views. The kitchen is also open plan, well equipped, fitted to three walls with wood fronted cupboards and laminate worktops and fitted appliances. Again with views over the river.

The master bedroom occupies the whole of the second floor and enjoys light from a Velux window to rear. There are two deep built-in cupboards together with built-in wardrobes and stairs leading up to a raised en-suite bathroom

(recently refitted) with windows affording views to the west.

Outside, the property has an area of communal garden which is mainly laid to lawn with an area for al fresco dining and affords stunning views up river. There is a detached double garage, brick-built with up-and-over door, power and light and pitched roof with storage/workshop space together with communal parking and bin storage.

The property further benefits from a 24? mooring directly in front of the mill (a small charge to the NRA (National Rivers Authority, applies).


Directions
From our office in Hart Street turn right at the central traffic lights into Duke Street and proceed to the mini roundabouts, turning right signposted Marlow. Continue along past Henley Management College which will be on your right, and just before the left turn to Hambleden Village and just before the bus stop, turn right into Hambleden Marina and follow the road round into the gravel car park of Hambleden Mill.
