" This modern family home sits in a popular close not far from the many amenities Henley on Thames has to offer. Arriving at the property, there is off street parking in front of the double garage and a path leads to a covered porch where the front door opens into the entrance hall. Immediately to the right is a cloakroom and to the left is the study which has a large window looking onto the front garden. Double doors open into the sitting room which at the other end has a bay window onto the rear garden. Conveniently positioned next to the kitchen is the dining room which has sliding doors providing access to the patio that extends to the rear of the property. The kitchen is fitted with a range of base and wall units which incorporate integrated appliances and there is a door providing access to the gardens.

The stairs lead onto a central landing with four bedrooms. The master suite has built in wardrobes and an ensuite shower room and bedroom 2, the guest bedroom, has a Jack and Jill bathroom with the two remaining bedrooms. Built in wardrobes are found in bedrooms 2 and 3.

Situation
Pearces Orchard is conveniently situated within 0.5 miles of Henley Town centre and all major amenities including a fine variety of shops, pubs and restaurants as well as Phyllis Court. More comprehensive facilities can be found in nearby Reading and Maidenhead. Henley railway station provides a link to the mainline railway stations in Reading and Twyford with a fast service to London, Paddington (from 25 mins). The M4 (j8/9) is approximately 6 miles distant providing access to Heathrow and the motorway network. There are excellent schools in the area and sporting
facilities include golf at a number of local courses and boating on the River Thames.

The gardens are an attractive feature of the property and at the rear are bounded on all sides by closed panel fencing.
