" 11 Berkshire Road is located in a prime residential road just ? of a mile from the centre of Henley. The property was built in the 1920s and has high ceilings, well-proportioned rooms and period features. The house has three floors of accommodation and has recently been renovated and upgraded and now has a large open-plan kitchen/breakfast/family room, stylish bathrooms and a light and airy atmosphere. EPC D.
LOCAL INFORMATION
11 Berkshire Road is just three quarters of a mile from the centre of Henley. The town has superb facilities including a Waitrose, individual caf?s and restaurants, a fine variety of shops and is home to the world famous Henley Royal Regatta and Festival. Henley railway station provides a link to the mainline stations in Reading and Twyford with a fast service to London, Paddington (from 28 minutes) with Crossrail allowing direct access to the City, Canary Wharf, the West End and Heathrow Airport from 2019. Connection to the M4 (J8/9) via the A404M is approximately 7 miles distant with access to Heathrow (22 miles) and the motorway network. Sporting facilities including a number of fine local golf courses at Henley, Badgemore Park and Huntercombe and clubs for rugby, squash, swimming and tennis. There are a fine selection of schools in the area including Trinity, Badgemore and Valley Road, Gillotts secondary school and The Henley 6th Form College. Others include Rupert House and St Marys Prep and there are buses to The Oratory, Reading Blue Coat, Moulsford (boys), Wycombe Abbey and Queen Anne's School, Caversham

(girls). There are miles of walking, cycling and running along the Thames Path and over the surrounding countryside and rowing and boating on the River Thames.
ACCOMMODATION
Smartly clad in Cedar and with new windows and an Oak porch and front door, the property sits on the sunny side of Berkshire Road. Sunshine pours into the main sitting room which has a lovely high ceiling and a pretty Art Nouveau tiled fireplace with Bath stone surround in one corner. Double folding doors lead into the dining area or play room which then opens to the kitchen/breakfast room. The family room is at the front of the house and is used as a homework/tv/media room just off the kitchen. There is a study with built-in bookcases and there is a useful half cellar for storage.

On the first floor there are four bedrooms and a family bathroom. The master bedroom suite has a dressing room and newly fitted en-suite shower room. There are fine views over the back garden across to Park View and Remenham Hill. Bedroom 5 is on the second floor, this is a lovely room with superb views across the town to the hills beyond. There is a study/sitting area to one side and a stylish shower room.
OUTSIDE
To the front of the property is a paved off road parking area. The pretty front garden has bushes and shrubs and a fine Magnolia tree. A side gate leads round to the rear of the property and to the paved terrace. This is accessed from the kitchen/breakfast room and is a generous space ideal for entertaining. The garden is mainly laid to lawn and edged with flower borders filled with perennial plants and bulbs. There are three old Apple trees and plenty of space for trampolines and climbing frames.
