LOCATION
Situated in scenic countryside designated an area of ‘Outstanding
Natural Beauty’, the small village of Lower Basildon lies
approximately midway between Pangbourne and Streatley on Thames at
the foot of the Berkshire Downlands overlooking the Thames Valley
and across to the Chilterns on the Oxfordshire side of the
river.
Comprehensive everyday amenities and facilities including shops,
banks, health centres, libraries and excellent primary schools are
available at Goring on Thames and Pangbourne with both villages
also having mainline stations providing fast commuter services to
Reading and up to London Paddington in well under the hour, and
Crossrail to Canary Wharf to be commissioned shortly. Road
communications are also excellent with Reading and the M4 motorway
being easily accessible.
On the edge of Lower Basildon stands the historic Basildon
House, now owned by the National Trust and open to the public as is
Beale Park, which extends along the banks of the river where can be
seen many exotic varieties of animals and birds as well as a
miniature railway. Near the river off Church Lane is the historic
13th century Parish Church of St Bartholomews. A footpath along the
Thames is accessible a short distance from the house.
In addition to nearby villages having their own well revered
primary school and secondary schools, locally the area is also
extremely well served by an excellent range of both state and
private schooling, of particular note; Bradfield College,
Pangbourne College, Downe House, Cranford House, Moulsford
Preparatory, The Manor, Abingdon Boys and The School of St Helen &
Katharine. A variety of secondary school buses run through Lower
Basildon.
Mead Lane is a quiet country road approached off the A329
Pangbourne to Streatley on Thames road near Skew bridge, which
meanders up through a narrow valley to the village of Upper
Basildon passing some wonderful scenery including the parklands
surrounding the National Trust owned Basildon House and generally
unspoilt countryside.
PROPERTY DESCRIPTION
Park Farm Cottages are a pair cottages, originally built in 1927
for the Basildon Estate to a Lutyens design. Sir Edwin Lutyens, one
of the country’s leading architects of the period, with his work
known internationally, was commissioned by Major Morrison of
Basildon House to design new Estate accommodation at the time, that
would enhance the landscape and be recognised on merit.
1 Park Farm Cottages is traditionally constructed having red
brick elevations under a pitched clay tile roof, with the detached
double garage / workshop and annexe over being built in a similar
style, with part tile hung elevations being complimentary.
Nestling into the hillside with gorgeous views over a quiet
valley with meadows opposite fringed by woodland, the property has
in more recent years been sympathetically extended at the side and
rear, substantially increasing the accommodation in a totally
complimentary style, which also strives to pave the way forward,
with more contemporary vaulted accommodation enhancing the more
traditional elements.
Extending to approximately 2,160 sq ft in total, the cottage is
simply stunning, offering would be buyers an aspirational rural
lifestyle, with careful planning and attention having been provided
to afford modern open plan living with that of a rather more
traditional nature, in addition to embracing outside living and
home working if required, and as a consequence the property
presents itself as a most engaging residence, with early viewing
being highly recommended.

OUTSIDE
The property occupies an elevated position above Mead Lane, a quiet
back lane which runs through the rural valley high up above The
River Thames. Along the frontage to the cottage there is a steep
bank braced by an attractive brick and flint wall, with a footpath
set behind giving pedestrian access to the cottage, with a brick
laid path leading through a picket gate up to the covered entrance.
The private driveway and forecourt is set off to one side, leading
up to the double garage entrance.
The front grounds are enclosed behind tall clipped hedging, and
flanked on two sides with a lawned garden, providing for an
attractive approach with great privacy afforded. A side pathway
leads through a picket gate to the lower terrace of which is
accessed directly from the conservatory, perfect for ‘Al Fresco’
dining. From this terrace, steps lead up to a timber decked
terraced which spans the width of the vaulted annexe and overlooks
the main rear lawned gardens and grounds, and beyond over the
adjoining fields, also being perfect for ‘Al Fresco’ dining, or
simply enjoying peaceful working hours.
Simply wonderful, with magnificent views being afforded and set
in delightful gardens and grounds.
