" Hampton House is a stunning detached five bedroom country residence located in a beautiful rural and elevated setting. The property was built in the 20th century in a neo classical style with features which include sash windows and an open fireplace. The accommodation comprises grand entrance hall with attractive archway and stairs leading to the first floor. Double doors from here lead into a triple aspect drawing room; to the left hand side of the entrance hall there is a formal dining room with an easterly aspect, family/TV room with French doors leading to the sun terrace and swimming pool and cloakroom. The bespoke kitchen breakfast room has a number of units with corian work tops, an island and a range of appliances, an adjoining door provides access to the utility room. A large conservatory opens off from the kitchen which commands spectacular views over the grounds and countryside beyond and is heated by a wood burning stove. On the first floor the master bedroom benefits from a separate dressing room and ensuite shower room. The guest bedroom has an ensuite shower room and fitted wardrobes; there are three further bedrooms one of which has an ensuite shower room, and a family bathroom. On the second floor there is an office and a useful storage room.

Situation
The property lies between the villages of Beenham and Woolhampton, set at the foot of the Berkshire Downs. Beenham itself is a popular village with its own public house. There are excellent private schools including Bradfield and Pangbourne College, Cheam School, Downe House and Elstree. Woolhampton boasts three pubs, including The Rowbarge, The Angel and The Rising Sun, as well as a local shop. There are local schools for all ages within easy access, as well as local shops in Bucklebury and various public houses, but the major centre is Newbury which lies approximately 6 miles away to the West and Reading to the East. Beenham is also excellently placed for access to the M4 at Junction 12 and also Theale and Reading with its mainline services to London.
