" A delightful semi-detached period cottage, circa 1860, with an abundance of character and a wonderful rear garden with rural views. The accommodation is arranged over two floors, with the ground floor having an entrance vestibule opening into the main hallway off which is the sitting room which features exposed beams and a brick chimney breast with fire surround. The kitchen/breakfast room is to the rear of the property and opens into a wonderfully light and airy sun room to the rear with doors to the garden. This living space is a delightful sociable area providing room for a sofa, dining table and a study area if desired. There is also a downstairs WC/utility room. The first floor has a double bedroom and a good single bedroom with a bathroom with white suite.

Situation
Brimpton is an attractive rural Berkshire village with a church, two pubs, local shop and village hall. It is situated to the south of the A4 between Reading and Newbury. The M4 is only a short distance away and provides excellent access to the West Country, London and its airports, with good rail links to London Paddington. Recreational facilities and events are close by with racing at Newbury, shooting at The Royal Berkshire Shooting School and several excellent golf courses nearby. The area is particularly well served by an excellent range of schools, both state and private, including Bradfield College, Downe House and St. Gabriels.

Outside
To the front of the house is a gravelled parking area to the side, with a small front garden defined by a picket fence with a gate to the front door. Double doors from the Sun Room lead to the garden which is a generous size and extends both to the rear and side of the property.
