" MIXED USE STAMP DUTY DISCOUNT POTENTIAL - A significant country house freehold in almost 42 acres and steeped in history dating to the 15th century. Formerly the Manor House of Great Bramshill Manor, the house began as a timber framed hall in the late medieval period and it was progressively extended and developed through to the 19th century.

The result is a substantial Grade 11* listed country house of several periods culminating in extensive refurbishment and development between 1990 and today by the current owners; resulting in a rare achievement where historic character and subtle contemporary fuse perfectly. Exquisite.

There are many notable historic architectural features including three massive Tudor chimney stacks, each with three separated diagonal flues on a rectangular base. Inside the house there still exists magnificent Tudor brick fireplaces with four entered arches and the original 15th century winding staircase has been preserved.

Immediately outside there is a magnificent Grade 11 listed banqueting barn dating to the 17th century, formed of six timber frame bays, with gabled projecting porch. Leading off of this barn there is a wonderful gym space with shower. Adjoining the barn is a separate one bedroom flat, which is ancillary accommodation to
Moor Place Farmhouse and is ideal for staff accommodation.

Within the grounds of around 42 acres there are excellent equestrian facilities including American barn indoor stabling, sand school and a substantial hayfeedmachine store barn. There is also an electronic horse walker.

There is a 6.2 furlong gallop within the land.

Nearby to the equestrian yard there is a thriving commercial entity in the form of 8 office units typically generating around ยฃ65,000 to ยฃ75,000 per annum in rental income. The commercial and equestrian areas are accessed by a separate gated entrance to that of the main dwelling house.

The formal gardens and entertaining areas are of special note, featuring a heated swimming pool and a tennis court.

Located about 5 miles to the south west of the charming market town of Wokingham there is excellent schooling in the area including Wellington College which is about a mile distant. There are many other private schools in and around the area including Holme Grange, Reddam House, Eton, Eagle House, Ludgrove, Luckley House, Yateley Manor School and St Neots.

The property is also well placed for the commuter with both the M3 and M4 (junction 10 about 7 miles) motorways within easy reach, providing easy access to the Thames Valley corridor and motorway networks. Railway stations at Reading, Wokingham Basingstoke, Winchfield and Fleet provide fast and regular rail services to London Paddington and Waterloo respectively.

Heathrow Airport is about 35 miles and Farnborough Airport is about 13 miles distant. Private aircraft facilities are also available at Blackbushe Airport (about 8 miles).
