CHADDLEWORTH Chaddleworth is a charming village North West of Newbury, below the southern slopes of the Berkshire Downs and is surrounded by open countryside. It is a highly sought after area as it has a good primary school and is in the Downs School Catchment, lovely pub and parish church and a golf course on the outskirts of the village. M4 Motorway Junction 14 is just 5 miles, also Junction 13 is 6 miles away, with main line rail services to London Paddington can be found in Hungerford (c. 9 miles) and Newbury (c.10 miles) along with most other amenities such as doctors, supermarkets and the like. THE PROPERTY Ivy Cottage is a very attractive semi-detached thatched property with as much character on the outside as on the inside. With a property of this age you often get a trade-off with character features and size / ceiling height, but not here. The property naturally has good ceiling height and has been tastefully extended, adding a sizable kitchen / breakfast room, dining room and bathroom.
The property is entered via a porch which leads straight into the lovely sitting room with feature beams and a large inglenook fireplace with an attractive wood burner which creates the focal point of the room. Off the sitting room is the study / bedroom three, with more exposed beams and a window to the front, the room would make a good sized double bedroom or a large study as the current owners use it. The stairs are also situated off the sitting room and lead up to a bedrooms one and two. Bedroom one is a large double with windows to the front and rear, there is a built in cupboard which has the potential to become an en-suite bath or shower room as there is plumbing in the walls in the cupboard. The dinning room follows into the large kitchen / breakfast room which is kept light by the windows to the front, rear and side. The room has plenty of works surface and a breakfast bar area with storage cupboards both under and over the works surface. Built in appliances include range cooker with extractor fan and a ceramic sink with mixer tap, there is also a stable door out to the garden. OUTSIDE The rear garden is a particular feature of the property, being private and enjoying unspoilt views over open farmland. There is a side path which leads to the rear garden which has a useful shed, good sized decking area and an attractive pond. There is a patio area which borders the property and has steps that lead up to the lawned area and the decking area which is a great place for outdoor dining. The garden also has a well proportioned lawn and is boarded by mature bushes to the side and a fence to the rear. To the front of the property there is parking space for at least two cars. ROUTE TO VIEW From Newbury take the B4494 (Wantage Road) north, going through Donnington and following sign to Wantage at the fork in the road. After c. 6 miles on this road take a left turn which is signposted toward Chaddleworth, which [assed Leckhampstead village green on the left hand side. Continue along this road for c. 1.5 miles and then turn left after Chaddleworth Primary School. Going past the pub take the next right onto Main Street, Ivy Cottage is shortly after on the right.
