" Situated in a tucked away location in the much sought after village of East Garston is this modern detached family house. A welcoming entrance hall leads to many of the reception rooms and has stairs ascending to the first floor with galleried landing. The sitting room offers a relaxing and light space with windows to both the front and rear with French doors opening on to the lovely and private garden. The kitchen/breakfast/family room is a superb space for cooking and entertaining with many cupboards, integral appliances and an adjoining utility room which has a door leading out to the side of the house. The kitchen also has French doors leading on to the garden. There is also a very useful secondary reception room of good size and which is currently being used as dining room but could easily be utilised as a playroom/snug/sitting room.
On the first floor there is a large master bedroom with its own sitting area and large en suite which has a walk-in shower enclosure. In addition, there are three further well proportioned double bedrooms and a large family bathroom.

Situation
East Garston is a popular village nestling in the Berkshire Downs to the west of Newbury, with an active social community. The village has its own local facilities including a social club and village hall, church and a good local pub and restaurant. Hungerford lies approximately 5 miles away with more comprehensive facilities in Newbury, approximately 9 miles away. Both towns have mainline stations with services to London Paddington and the West Country. The village is ideally positioned for access to the M4 motorway with junction 14 being within 4 miles.
