" A charming part-thatched cottage retaining some lovely character features and set within stunning landscaped gardens. The property has been lovingly maintained by the current owners and as such offers very well presented accommodation throughout. To the ground floor there are two principal reception rooms, both of which are generously proportioned. The sitting room is a fabulous light and airy space enjoying a pleasant triple aspect. The dining room lies to the front and features an attractive fireplace as a focal point to the room. We feel this could serve as a third bedroom if required. The kitchen/breakfast/family room is another superb space measuring just under 20' by 17'. If offers a comprehensive range of fitted eye and base level units and granite work surfaces, which include a large central island. Sky lights over the family area again create another light and airy space which also enjoys views down the gardens and direct access to them. Completing the floor, and located off the hallway is a practical cloak/shower room. Upstairs there are two good size bedrooms, both of which benefit from built in wardrobes, and these are serviced by a family bathroom suite.

Situation
The property occupies an enviable semi rural location within this picturesque Berkshire village. Nearby amenities include two notable public houses, The Bell in Waltham St Lawrence and The Shurlock Inn, in addition to a sought after primary school. Reading, Maidenhead, Henley and Windsor are all within approx a 9 mile radius and provide a variety of excellent historic, cultural, shopping and recreational facilities including golf courses, leisure centres, a theatre and multiplex cinema. There are main line fast train services to London Paddington (Reading, Twyford and Maidenhead) and London Waterloo (Windsor). Indeed Tywford station is within 4 miles and will form part of the Crossrail development (2018/19) which will then offer direct services into the heart of the Capital. The M4 motorway is accessed at Junction 8/9 with routes to London and the West Country, London Heathrow Airport and the M25.

Outside
The property is approached to the front via an electric gated entrance which opens to a large brick paved driveway affording ample parking, whilst granting access to the single garage. Both the front and rear gardens have been thoughtfully planted and landscaped but it is the rear which is the real showpiece of the home. A generous patio caters perfectly for a table and chairs and is ideal for outdoor dining and entertaining. This leads out to an expansive and well kept lawn with a huge variety of planted beds and borders. In our view the gardens really must be seen to be fully appreciated. "
