Built in the 1840s, this delightful three bedroom coastguards cottage, situated a few hundred yards from the sea and in the heart of the village of Felpham, has come to the market. With fitted kitchen, sitting room, conservatory, shower room, WC and courtyard gardens.

Description

The property is approached through a gate that leads into a walled courtyard garden with attractive flagstones on the ground. The property from the front has real character and doesn't disappoint once inside. With an entrance hall that once again has flagstone floor, doors to kitchen, sitting room, cloakroom and stairs to the first floor.
At the front of the property is the fitted kitchen with treated exposed floor boards, a range of matching cupboards, solid wood work surfaces, fitted appliances, and a window that overlooks the courtyard. At the rear is the bright sitting room that has a brick built fireplace that would be ideal for a log burner. To either side of the chimney in the alcoves are cupboards that finish off the fireplace as the focal point of the room. There are treated exposed floor boards, and a rear aspect window and door that opens into the conservatory. The conservatory is being used mainly as a dining room, giving the cottage added living space, and it looks out onto the small rear courtyard garden. The conservatory has stone flooring and French doors which open out to the garden. Finally there is also a downstairs WC.
On the first floor there are two double bedrooms and a single bedroom as well a recently fitted shower room. The main bedroom is at the back of the property with treated exposed floorboards. Bedroom three is also at the rear with, once again, attractive treated exposed floor boards. Bedroom two overlooks the front courtyard with a small bay window and exposed treated floorboards. The recently fitted shower room has a free standing shower cubicle, heated towel rail, WC, hand wash basin and the floor once again has exposed treated floorboards.

Outside

At the front is the walled courtyard garden with a range of attractive plants and shrubs, flagstones add to the delightful first impression and surroundings. There is also a brick built storage cupboard that originally would have been the outside toilet. The rear garden is South facing and has plants and shrubs and a small gate that leads down to the sea and the ever popular lobster pot cafe.

The property is situated in the heart of the attractive village of Felpham which has a good array of local shops. The sea is approximately 400 yards away and has many beachside cafes. Arun Leisure Centre is also close by. Bognor Regis is two miles away with a larger shopping area and within a 7 mile radius are Littlehampton and the historic towns of Arundel and Chichester. Each of these towns have mainline railway stations to London Victoria. "
