" 1 Grange Lodge, one of a pair of lodge houses to The Grange, an Edwardian estate built by James Fleming in 1914 who was a well-known London restaurateur. He was a philanthropist and known to be a collector of William Morris tapestries. He founded the Bognor War Memorial Hospital and cut the ribbon at the opening of the cinema. The Grange was a working farm as well as a gentleman's residence.

The front path leads to this impressive home, which is bursting with original character features including, stripped pine flooring, fireplaces, picture rails and French doors. Several of the rooms are of a dual aspect.

The central hall has a ground floor WC and double French doors onto the sitting room with open fireplace and double French doors to the snug with a log burning stove and a French door opening onto the garden. The country style kitchen is fitted with a range of grey shaker style units under woodblock work tops, butler sink and space for a Range cooker. The dining room has patio doors to the garden.

On the first floor, there are three double bedrooms, the principal bedroom has a full bank of fitted wardrobes and an en-suite shower room. There is a modern family bathroom.

The mainly walled garden has central lawn with a vegetable area and a sunny patio adjacent to the property. There is a side gate opening onto the gravel driveway which leads to the shingled pitch roof double garage.
Situation
Aldwick is a highly regarded and sought-after location about 400m walk from the beach. The village of Rose Green can be found approximately half a mile offering a butchers, greengrocers, post office, pharmacy and many other amenities. The seaside town of Bognor Regis with its traditional beach, pier, promenade and precinct shopping facilities can be found approximately one mile away. The Cathedral City of Chichester with its range of bistros and restaurants, Pallant House Gallery, as well as Chichester Festival Theatre. Goodwood, famous for Glorious Goodwood, Festival of Speed and the Revival can be found approximately six miles away.
