This handsome Victorian house is believed to have been built in 1872 and its beautifully proportioned rooms have all the elegance and features of the period. A spacious entrance porch opens into a lofty reception hall of over 19' in length with corniced ceiling and stripped pine floor. The drawing room and sitting room are both elegant and spacious rooms with corniced ceilings, open fireplaces and large window bays looking out over the gardens. The drawing room also having double doors opening on to an adjacent Victorian conservatory with chequered tiled floor and double doors opening on to the gardens. The kitchen/breakfast room has a slate flagged floor and a good range of matching cupboards and drawers together with some original storage cupboards and joinery. The focal point of the room is a gas-fired 2 oven Aga set in a pretty chimney breast recess with decorative mantelpiece. The adjacent breakfast room provides an informal eating area and access to the snug. Beyond this lies a beautifully proportioned garden room/play room of some 20' in length with sealed unit double glazed doors opening on to a south-facing sheltered terrace. An elegant turned staircase leads to the first floor landing with decorative plasterwork and a further staircase leading to the second floor. There are three/four bedrooms on the first floor depending on whether one of these is used as a home office. The two principal bedrooms again emulate the elegance of the ground floor rooms with corniced ceilings, fireplaces and large window bays, the windows in the principal bedroom having pretty stained glass quarter lights. There are two bathrooms on the first floor including a well-appointed principal bathroom with both shower cabinet and roll top bath on ball and claw feet. The second floor provides two further spacious double bedrooms and a third bathroom. This additional bedroom accommodation is ideal for children or could be used as a teenager's or guest suite if required. The landscape desgined gardens are arranged principally to the east and south of the house with two sets of double gates from Sylvan Way providing access to two parking areas. Doors from both the conservatory and garden room provide access to the walled gardens with a clematis and rose-covered pergola sheltering a sitting area to one side and a pretty south-facing terrace adjacent to the garden room. The remainder of the garden is laid mainly to lawn with manageable borders and children's play areas including a tree deck with rope ladder and slide. Pretty borders surrounding the terrace are stocked with a number of colourful shrubs including white hydrangeas, geraniums and ornamental thistle and there are several well-established trees including beech, eucalyptus and magnolia. Sylvan Way is a wide tree-lined residential road close to a good selection of local shops, restaurants and cafes in Aldwick Road and within about 1/2 a mile of the beach and foreshore. Aldwick Road leads into the B2166 providing access to the beautiful cathedral city of Chichester some 6.5 miles to the north. Here there is a comprehensive range of social and recreational facilities including a multi-screen cinema, sports centre, swimming pools and a good selection of restaurants, wine bars and bistros. Leisure pursuits are well-catered for, many of them being sea-based with a number of sailing clubs along the south coast and opportunities for wind-surfing, kite boarding and kayaking. To the north, lies the rich un-spoilt countryside of the South Downs National Park criss-crossed with many footpaths and bridle paths providing opportunities for walking and mountain biking. Nearby Goodwood also provides facilities including its internationally known racecourse, golf course, country club and airfield. It also plays host to the annual Festival of Speed and the Revival of its historic motor circuit. There is a mainline station at Bognor Regis providing a regular service to London Victoria in about 1 hour 50 minutes. "
