" Courtlands is a detached, character bungalow located within a non-estate, residential side road approximately 300M from the beach at Bracklesham Bay. Internally, the accommodation measures 1,070 sq ft and includes a 17'9 Workshop and separate Store, either of which could be converted to provide additional accommodation if desired (subject to the usual consents). EPC-D.
The current accommodation briefly comprises: Entrance Hall, Sitting Room and family Kitchen/Dining Room. Bedrooms 1 and 2 are both double rooms, with the third Bedroom being a generous single room or Study. The family Bathroom also includes a stand-alone shower cubicle.
Outside, the Garden provides a high level of privacy, being laid mainly to lawn with mature hedges and an area of patio. There is also a generous area of off-road parking.
Location
Bracklesham Bay is a coastal village located some 7 miles to the south west of the City of Chichester. The beach enjoys views over the Solent to the Isle of Wight and is popular with both windsurfers and divers. The village itself offers a local general store/post office, with further local amenities at the nearby village of East Wittering. These include: Infants/ junior school, GP surgery, chemist, dentist, library, 2 mini supermarkets, post office, butchers, bakers and greengrocers. There is also a regular bus service to Chichester which offers a fully comprehensive range of shops and leisure facilities, cinemas, restaurants, Festival Theatre, and a mainline railway station. Goodwood Race course and motor circuits are some 3 miles beyond Chichester.
