" This spacious and well proportioned house is situated in a quiet, semi-rural position and set within grounds of approximately 1.39 acres. The property is well presented throughout, with the accommodation briefly comprising: Reception Hall leading to Shower/Cloakroom/Coats Lobby and generous 29'9 Drawing Room with double doors leading to the equally impressive, 31'9 L-shaped Kitchen/Dining Room. The Kitchen enjoys views over the rear Gardens and includes integral dishwasher, wine cooler, deep fryer and 'Neff' coffee machine. There is also a 'Rangemaster Classic' cooker and Rear Lobby/Utility Room. Also on the ground floor is a further Sitting Room/Playroom. Stairs from the Reception Hall rise to the first floor landing, where the family Bathroom and all four double Bedrooms will be found. The Master Bedroom enjoys the benefit of an En Suite Dressing Room and Bathroom. Third Avenue is located in the Almodington area some 6 miles to the south-west of the Cathedral City of Chichester, and approximately 3 miles from the coastal village of East Wittering. The village offers a range of local facilities including: infants and junior school, doctors surgery, chemist, dentist, library, two mini supermarkets, post office, local butchers, bakers and greengrocers to name but a few. There is also a regular bus service to Chichester, which offers a fully comprehensive range of shops and leisure facilities, cinemas, trendy restaurants, the Festival Theatre and a main line train station to London Victoria. The world famous Goodwood race course and motor circuit are some 3 miles beyond Chichester. Sailing can be enjoyed at both the Chichester Marina and Itchenor Sailing Clubs.
