" Set on a small quiet road with a mix of individual detached properties, Easton is a bungalow with a loft conversion. The property benefits from a private west facing garden.

Upon entering the property the main reception room is off to the left, a good size sitting room with a gas fire in the fireplace. In addition there is a kitchen diner to the rear of the property, which leads into the modern conservatory. Doors from the conservatory open to a patio with a retractable blind providing some shade.

There are two bedrooms on the ground floor, a bathroom and a separate cloakroom. The loft has been converted into two rooms - a large landing / study area and a further room.

There is a single garage with an electric roller door and parking in front. Behind the garage is a linked store room which could be converted to make a more formal utility room.

The attractive coastal village of Birdham offers some local facilities including a marina, primary school, convenience store and petrol station. The nearby city of Chichester offers excellent high street shopping, restaurants, cafes and bars, the Festival Theatre and a mainline railway station. There are excellent sailing facilities around Chichester Harbour and windsurfing from the blue flag beaches at West Wittering.
