" Formerly a very grand rectory, Church Farm House was split into two large properties. The house still retains some of its grandeur and period features, with elegantly proportioned rooms and large sash windows allowing light to flood in. Many of the rooms still have fireplaces on show.

The property is now in need of modernisation throughout and offers great potential for a new owner. The ground floor has a large entrance hall and a grand staircase leading to the first floor. There are two generous reception rooms, a big kitchen / breakfast room and a wood framed double glazed conservatory. In addition there is a small utility room and a cloakroom.

The first floor has a large master bedroom with an en suite bathroom, two further double bedrooms, a single bedroom / study and a family bathroom.

Location
Tangmere offers two local convenience stores (one also being the post office), primary school and church. Nearby Goodwood is famous for its many event days including the world renowned Festival of Speed and Goodwood Revival for motor racing enthusiasts and a season of horse racing including the Qatar Goodwood Festival. There are superb sailing facilities around Chichester Harbour and windsurfing from the beaches at West Wittering. The area is a paradise for wildlife enthusiasts, with beautiful walks and cycle tracks over the South Downs and around the harbour.
