" This attractive 1930's detached house has been greatly improved by the current owner, with the addition of an extension to the rear creating a superb open plan kitchen / diner / family room. In addition the house benefits from a private and good size west facing rear garden.

The house has been sympathetically modernised but retains a number of period features throughout, however still offers tremendous scope for further enlargement, subject to the usual planning constraints. There is a welcoming entrance hall, leading to the sitting room which has stripped floorboards and a gas coal effect fire in the fireplace. The large living space to the rear is a light space with Velux windows in the roof and French doors to the garden. There is a limestone tiled floor running throughout with underfloor heating, and the kitchen has granite worktops.

There are two double bedrooms on the first floor, one with an en suite shower room, and a family bathroom. Both bathrooms are modern. The top floor has been converted to create two further bedrooms.

The garden is one of the main attractions of the property, offering a good degree of privacy and benefitting from a sunny west facing aspect. There is a good size lawn and well stocked flower beds. The internationally acclaimed Festival Theatre, Priory Park with its historic cricket ground and Pallant House gallery are just a few examples of the nearby facilities of this thriving city. The mainline station provides a regular service to London Victoria. Goodwood is famous for its many event days including the world renowned Festival of Speed and Goodwood Revival for motor racing enthusiasts and a season of horse racing including the Qatar Goodwood Festival. There are superb sailing facilities around Chichester Harbour and windsurfing from the beaches at West Wittering.
