" Occupying a fabulous position at the foot of the South Downs and with superb views to the front and rear over neighbouring farmland, this semi detached house has been extended and greatly improved by the current owners.

With deceptively spacious accommodation the ground floor has a stunning open plan kitchen/diner to the rear with a comprehensive range of modern fitted units, granite work tops and bi-fold doors that open onto the garden. In addition there is a reception room with a log burner, spacious entrance hall and a utility room/WC. The first floor has a large master bedroom with a stylish en suite bathroom, two further bedrooms and a shower room.

The long rear garden, with a delightful outlook, has an attractive patio and a large area of lawn. There is a useful large shed which is partly insulated. To the front is parking on the drive for up to two cars with further on road parking in the layby to the front.

West Stoke is a quiet rural hamlet about three miles north of Chichester. The stunning Kingley Vale National Nature Reserve is just up the road along with numerous other great walks in the vicinity.

Nearby the popular village of Lavant has two excellent pubs, a primary school, and the Centurion Way cycle/footpath, which runs to Chichester to the south and West Dean to the north. The cathedral city of Chichester offers excellent high street shopping, many fashionable restaurants, cafes and bars, the Festival Theatre and a mainline station to London Victoria. Nearby Goodwood is famous for its many event days including the world renowned Festival of Speed and Goodwood Revival for motor racing enthusiasts and a season of horse racing including the Qatar Goodwood Festival. There are superb sailing facilities around Chichester Harbour and windsurfing from the beaches at West Wittering. The area is a paradise for wildlife enthusiasts, with beautiful walks and cycle tracks over the South Downs and around the harbour.
