" Treagust & Co are pleased to present this modern three bedroom, two bathroom home occupying a pleasant location within the popular West Sussex village of Fishbourne, just two miles to the east of Chichester city centre.

Built in approximately 2004, this favourably situated home offers a well proportioned layout arranged over two floors and has been well maintained by the current owner. This delightful house has the additional advantage of a pleasant outlook towards the central pond which attracts an abundance of natural wildlife.

A canopy covered entrance with outside light opens into a spacious entrance hall with understair storage cupboard and cloakroom. The front aspect kitchen/breakfast room enjoys a pleasant outlook over the central pond and has a good range of wood effect units set under laminate work surfaces. There is a built-in double oven, gas hob and extractor, and space  for a washing machine, fridge freezer, dishwasher and large family dining table.  Set to the rear of the house, the sitting/dining room features a coal effect gas fire with wooden surround and marble hearth. There is a small front garden area with paved pathway leading to the front door. The rear garden is mostly laid to lawn and has a paved patio at the rear of the house with matching pathway leading up to a further seating area with summerhouse and rear gate opening out to the allocated parking space and carport. Borders feature a variety of plants and shrubs. There is also a side access pathway and an outside water tap.

The Area
Caspian Close is a popular development situated to the north of Fishbourne and is within easy reach of the nearby city of Chichester with its excellent high street shopping, a variety of bars and restaurants, as well as leisure facilities to suit all tastes. Fishbourne itself has two public houses, a good primary school and the Fishbourne Centre which  offers many social, sporting and recreational facilities. Transport links are also good with easy access to the A27 and the nearby Fishbourne railway halt.
