" A truly delightful three double bedroom detached brick and flint period cottage standing in the most wonderfully landscaped garden at the far end of a leafy lane in Maudlin. This charming house has undergone extensive yet sympathetic restoration and extension to create a very special home indeed. The property is close to the Goodwood Estate about two and a half miles from Chichester city centre. A porch opens to small hallway which is between the sitting room to one side and the kitchen to the other. The sitting room like many other rooms has exposed beams and has an open fireplace with a wood burner standing on a slate hearth. The kitchen is fitted in a range of classic shaker style units, integrated appliances, and Corian worktops. A particular feature is the central work island surmounted by a contrasting quartz worktop. Beyond the kitchen is the dining room which has a stable door to the rear garden. Finally, there is a ground floor shower room /utility room. Upstairs there are three bedrooms and a bathroom. Outside, the picturesque garden is a joy to behold with abundantly stocked flower borders, strategically placed patios and privacy provided by the adjacent farm buildings. To one side there is a wide gravel driveway leading to an open double car barn and an attached outside store. There is also a timber summer house in the rear garden.

Location
Maudlin is a delightful rural hamlet some two and a half miles north east of Chichester. A bus route into the city passes the end of the road (every 30 minutes). The March C of E Primary school, rated Good by OFSTED is half mile walk. There is an excellent retail park on the outskirts of Chichester about one mile, which includes Sainsbury's and John Lewis, and Chichester city centre offers excellent high street shopping, many fashionable restaurants, cafes and bars, the Festival Theatre and a mainline station to London Victoria. Nearby Goodwood is famous for its many event days including the world renowned Festival of Speed and Goodwood Revival for motor racing enthusiasts and a season of horse racing including the Qatar Goodwood Festival. There are excellent sailing facilities around Chichester Harbour and windsurfing from the beaches at West Wittering.
