" 'St Maurice House' is a splendid Grade II listed, south facing, gentleman's residence, standing within its own high walled gardens extending to some 1.25 acres with a detached coach house with coachman's cottage, now disused, on the southern boundary. \r \rIt is difficult to put a precise date on when St Maurice House was constructed but it is believed that the main part of the current house is early 17th Century with later additions in the Queen Anne, Georgian and Victorian periods. \r \r'St Maurice House' enjoys magnificent grounds which include a large sweeping lawn which was formerly a tennis court. The spectacular specimen tree including Conker tree, shrubs, apple, fruit trees, a handkerchief tree, various rose beds and a splendid Victorian greenhouse. The lower half of the garden was cultivated for the kitchen. The middle part of the garden features the ancient Longbrook, ornamental pond and a nearby holly tree. The gardens are completely enclosed with high stone walling. \r \rThe original detached coach house and stable (still intact) with attached coachman's cottage (now disused) lies at the bottom of the garden, accessed via Black Lane, and offers garaging for 2/3 vehicles. This two storey building, which has a lapsed Planning consent for conversion to a single dwelling, was re-roofed in the late 1980's. In preparation of any future development a reinforced concrete 'ring beam' was cast and tie rods installed at the same time. There is also further gated off-road access to the garden by the side of the coach house. \r \rThe accommodation is particularly versatile and was originally arranged as a six bedroom house with an additional two bedroom annexe. Whilst there are a plethora of fine original quality features including marble fireplaces, coving and dado rails, the property is now in need of some modernisation. \r \rTo the front of the property, adjoining the main Fore Street, is a parking area which belongs to St Maurice House and has parking for some 2/3 vehicles. \r \rPlympton St Maurice is an ancient stannary town and the early church together with the remains of a Norman Motte and Bailey Castle are situated close by. Amongst the many other notable buildings within the village is the old grammar school where Sir Joshua Reynolds' father was headmaster and the young Reynolds a pupil. \r \rMr and Mrs John Cranch who owned St Maurice House at the time were, it is understood, the young Reynolds benefactors funding his 'Grand Tour' as was the fashion in this era. The most recent addition to the property was the cottage upper floors by Admiral Woolcombe (1868-1930) and now St Maurice House comes to the market after 55 years of the Wheeldon family ownership.  MAIN HOUSE GROUND FLOOR \r \rENTRANCE HALL \r \rCLOAKROOM/W.C. \r \rMAIN HALL 16' x 9' 3" (4.88m x 2.82m) \r \rDINING ROOM 21' 2" x 16' 5" (6.45m x 5m) \r \rSTUDY 12' 10" x 11' 11" (3.91m x 3.63m) \r \rDRAWING ROOM 21' x 20' 1" (6.4m x 6.12m) plus 11' x 10' 9" (3.35m x 3.28m) \r \rCONSERVATORY/DATURA HOUS E 17' 7" x 10' 11" (5.36m x 3.33m) \r \rPOTTING SHED 13' 4" x 12' (4.06m x 3.66m) \r \rHALF LANDING \r \rVERANDAH \r  GARDEN LEVEL INNER HALL 12' 2" x 9' 5" (3.71m x 2.87m) \r \rBREAKFAST ROOM 22' x 20' 6" (6.71m x 6.25m) \r \rSTORE 11' 10" x 9' 1" (3.61m x 2.77m) \r \rKITCHEN 20' 7" x 14' 5" (6.27m x 4.39m) \r \rWINE CELLAR 9' 2" x 7' 8" (2.79m x 2.34m) \r \rOLD KITCHEN 17' 9" x 12' 3" (5.41m x 3.73m) \r \r'SIBERIA' COLD ROOM 10' 7" x 8' 11" (3.23m x 2.72m) \r \rCOURTYARD \r  FIRST FLOOR MASTER BEDROOM 20' 11" x 20' 1" (6.38m x 6.12m) \r \rEN-SUITE BATHROOM 10' 10" x 9' 10" (3.3m x 3m) \r \rGUEST BEDROOM 21' 4" x 15' (6.5m x 4.57m) \r \rDRESSING ROOM/NURSERY 12' x 9' 7" (3.66m x 2.92m) \r \rBEDROOM 3 12' 11" x 12' 6" (3.94m x 3.81m) \r \rFAMILY BATHROOM \r  SECOND FLOOR BEDROOM 4 17' 2" x 16' 9" (5.23m x 5.11m) \r \rBEDROOM 5 14' 11" x 13' 8" (4.55m x 4.17m) \r \rBEDROOM 6 11' 11" x 8' 1" (3.63m x 2.46m)   GARDEN LEVEL - COTTAGE ENTRANCE HALLWAY 17' 2" x 8' 11" (5.23m x 2.72m) \r \rKITCHEN (DISUSED) 14' 6" x 12' 4" (4.42m x 3.76m)  GROUND FLOOR - COTTAGE TELEVISION ROOM 22' 5" x 15' 9" (6.83m x 4.8m) \r \rPLAY ROOM 23' 6" x 11' 5" (7.16m x 3.48m)   FIRST FLOOR - COTTAGE BEDROOM 13' 3" x 12' 8" (4.04m x 3.86m) \r \rBATHROOM 10' 2" x 9' 6" (3.1m x 2.9m) \r \rSEPARATE W.C.  OUTSIDE FORMAL GARDENS \r \rCOURTYARD With log store and external w.c. \r \rVINERY \r \rKITCHEN GARDEN  COACH HOUSE & COTTAGE - GROUND FLOOR COACH HOUSE 36' 1" x 15' 11" (11m x 4.85m) With internal parking for 2/3 cars and \raccess to Back Lane. \r \rCOTTAGE (DISUSED) 17' 1" x 12' 11" (5.21m x 3.94m)   COACH HOUSE & COTTAGE - FIRST FLOOR HAYLOFT (NOW REMOVED). \r \rCOTTAGE (DISUSED) 17' 1" x 12' 11" (5.21m x 3.94m)?
