HOW TO GET THERE From the centre of Ivybridge proceed in a southerly direction towards the roundabout which connects to the A38 dual carriageway expressway. At this roundabout take the third exit into Cleeve Drive. Proceed along this road for about 200 yards and bear left into Woodland Road. Proceed along Woodland Road and after passing the entrance to Fairway Avenue, the entrance drive to Woodlands Farm will be found approximately 250 yards further along on the right hand side. SITUATION Woodlands Farm is situated in a tucked away location on the western side of the town of Ivybridge in the South Hams area of South Devon, Ivybridge being conveniently situated between the cities of Plymouth and Exeter.
The centre of Ivybridge is only about 1 mile away and the rugged splendour of Dartmoor is within close proximity. DESCRIPTION Woodland Farm comprises a lovely character farmhouse, two detached stone barns (with potential for conversion to residential use, subject to planning consent), large garden, garaging and parking area standing in a total of approximately 1 acre and located within the town development boundary.
Initial enquiries made to South Hams District Council have revealed that they would support conversion of the Shippen Barn to an alternative use and the creation of a further dwelling between the house and the large barn.
A further detached barn located near the back of the house offers the potential to be converted to ancillary use to be used in conjunction with the farmhouse.
Formerly part of the Blachford Estate, Woodland Farm has been occupied by the same family since 1879 and this is the first time that the property has been on the market in all that time. It was a working farm up until 1984.
This represents a unique opportunity to acquire a property which could be very suitable as a smallholding with its ample grounds or equally as a development opportunity to try and obtain planning consent to convert the stone barns, but also to try and obtain consent to build a further dwelling within the grounds.
Approached over its own driveway, the property is not of listed status. The original part is believed to have been built in the 17th Century, with later additions. DINING ROOM Woodburning stove set into red brick surround, Inglenook fireplace with slate hearth, alcove to right hand side (formerly the scalding oven), two window seats and four wall lights.
Passageway with slate flagstone floor leads to:- LARDER Flagstone floor, shelving, wall light. DAIRY Slate flagstone floor, slate cooling shelf and sink. Triple aspect. FIRST FLOOR LANDING Doors to principal rooms. BEDROOM 1 Range of built-in wardrobes, window overlooking front garden. BATHROOM Panelled bath, low level WC, wash hand basin, airing cupboard with hot water cylinder, window. Access to roof space. BEDROOM 2 Wall light, window overlooking garden. Former fireplace (now blocked and capped). BEDROOM 3 Window overlooking front garden, recess in corner, this being a former window (now blocked). BEDROOM 4 Access to roof space, former window on end elevation (again now blocked).
Back stairs from the Dairy and Larder passageway lead up to Bedrooms 3 and 4, with the main staircase leading up from the Dining Room to the Landing area. SERVICES Mains water, electric and drainage. COUNCIL TAX The property is in Council Tax Band G. Amount Payable for 2013/14 - ?2,657.25.
