SITUATION
The property is on a village development just off the A390 road at St. Anns Chapel between Callington and Gunnislake with various facilities in the village and the Immediate area.   Callington town is roughly 2.5 miles with a range of facilities and community college which has received an excellent Ofsted reports.   There are a variety of recreational facilities in the area including a golf and country club at St. Mellion which is some 3 miles south of Callington on the A388. The city of Plymouth is within 1/2 an hours travelling distance by road and there is also a branch line station at Gunnislake roughly 2 miles along the A390 towards Tavistock.   

DESCRIPTION
Obscure double glazed entrance Porch with glazed door to the Reception Hall having staircase off, access to kitchen and Sitting Room with window to the front and glazed double doors opening to the Dining Room which has double French doors to the rear garden. Connecting door to the Kitchen having a range of cupboards and drawers, worktops with tiled splash backs, inset one and a half bowl stainless steel sink, integrated dishwasher, built-in electric oven and four ring gas hob with concealed hood/light over.    The Inner Hall gives access to the Cloakroom, Utility Room and the Integral Double Garage which has twin up and over roller doors and contains the gas fired boiler for central heating and domestic hot water.   

The first floor Landing has a built-in shelved cupboard, window to the front and all Four Bedrooms leading directly off.   All the bedrooms are doubles with built-in wardrobes and or cupboards with the main bedroom having an En-Suite Shower Room. The Family Bathroom has tiled floor and fully tiled walls to appliances with P-shaped bath having shower over and fitted shower screen, low level W.C., pedestal wash basin, chrome ladder style towel rail, pull switch wall light/shaver point, shelved recess and obscure glazed window to the rear.

OUTSIDE
At the front is a grassed area with the majority of the front being a brick paved parking forecourt adequate to take three vehicles with access off to the double garage together with side paved path leading around to the rear.   The rear garden comprises paved patio and gravelled area from where there are southerly views between neighbouring properties over the countryside to the south stretching to Plymouth Sound.    At the front of the property to one side is an elevated lawn area with steps up from the drive.
