SITUATION
The property is conveniently located near St. Ann’s Chapel between Callington and Gunnislake with various facilities in the village and immediate area. Gunnislake is a well served village set above the river Tamar on the Devon/Cornwall border. The village contains a small selection of shops, post office, garage, public houses, church, primary school and health centre having at the top of the village a mini-market, fish and chip shop and a branch line station with a regular service to Plymouth only 0.2 miles distant.

DESCRIPTION
2 Tamar Terrace is a Victorian terraced cottage with updates and repairs required. The ground floor flooring in particular does require replacement. The property is set over two floors with a well enclosed garden at the rear, wood shed and workshop. There is on street parking in the immediate vicinity.

ACCOMMODATION

There is a small patio area leading to the lawn with outside tap and gate to the side. The rear garden is well enclosed and low maintenance having a Shed plus a Workshop of approximately 14’ 9” x 9’ 10” (4.5m x 3m). PLEASE NOTE: there is a right of way through the garden for the property next door. There is unrestricted roadside parking to the front of the property.
