" SOLD PRIOR TO AUCTION. For sale by public auction (unless sold prior) on Tuesday 20th September 2016 at 7pm at The Eliot House Hotel, Liskeard. Individual detached bungalow in semi-rural location. Multi fuel burner with night storage heaters and double glazing throughout. Sitting room, kitchen, store room, two double bedrooms and shower room. Garage, workshop and office. Large 0.5 acre gardens with former swimming pool, polytunnel, greenhouse and fruit cages.

SITUATION
The property is set in the village of Bray Shop, a well connected village with Launceston, Liskeard, Saltash and Plymouth all within a comfortable commuting distance. The East Cornwall town of Callington is some 4 miles to the south offering secondary and primary schools, health centre, two supermarkets and petrol station amongst several independent shops, pubs and restaurants. Other villages within a few miles include Stoke Climsland, Coads Green, Rilla Mill, Upton Cross and Pensilva which between them offer a variety of facilities including primary schools, health centre, mini-market, post office, etc. The A30 at Launceston is just 9 miles in a northerly direction.

DESCRIPTION
This individual dwelling has an extensive private garden which includes swimming pool, polytunnel, greenhouse and fruit cages. The property has a garage, workshop and office in addition to spacious two bedroom bungalow accommodation. There is a multi fuel burner in the living room as well as night storage heaters throughout.

ACCOMMODATION
This detached bungalow has an entrance door into the Hallway with doors to the sitting room, two bedrooms, bathroom and Store Room which has plenty of shelved storage. The Two Bedrooms are both doubles with windows to the rear overlooking the garden and each has a built-in wardrobe. Shower Room with double width shower, W.C., wash hand basin and window to the front. The dual aspect Sitting Room has a multi fuel burner and doors to the gardens on two sides, plus door having window to the side leading to the kitchen. The Kitchen has several wall and floor units with stainless steel sink inset, an electric oven/hob with extractor over, space for fridge/freezer and provision for washing machine.

OUTSIDE
The property is approached over a right of way from a public road which leads up to the enclosed site with provision for parking immediately in front of the entrance gates. The site extends to approximately 0.5 acres with the gardens lying to the rear of the dwelling which include various defined areas with fish pond, greenhouse, polytunnel, various small trees/shrubs and having towards the rear of the site, a screened off pool area comprising swimming pool and adjacent building containing the filtration system, changing room and external shower. There is also a bank of solar panels to provide heating for the pool. It should be noted that the whole of the pool area has not been used in recent years and will require attention if reinstated. The site is extremely private with mature trees forming the boundary.

On entering the village take the first left turn signposted ‘South Hill’ with the road name marked as ‘Trefinnick Road’. The property will be found on the left hand side after approximately 400 metres signed ‘Well Cottage’. The Studio will be found beyond this property.
