SITUATION
The property is situated just to the north of the popular village of Harrowbarrow which lies approximately 2 miles east of Callington and within a mile of the A390 road. From the property there are views at the rear stretching towards Dartmoor with fields adjoining the rear garden.   The village contains a popular primary school and pre-school playgroup, post office/shop and village hall, plus W.I.  The village is situated on the upper part of the Tamar Valley with some beautiful country and riverside walks in the area and within 2 miles is the National Trust property
Cotehele.  

DESCRIPTION
The cottage has surprisingly well proportioned accommodation with modern features including oil fired central heating and double glazing, yet with some fine character features, the most striking being the slate flagstone floors and stone
fireplaces in the two reception rooms.   The property has a lot more to offer than the average cottage and the internal photographs and floor plan will give an insight to this.   

ACCOMMODATION
Approached from an enclosed front garden a double glazed door leads to the Porch having quarry tiled floor, shelving and inner door to the Sitting Room with slate flagstone floor, open stone fireplace with fitted Hunter Herald 6 multi fuel stove with ornate shelved recesses on either side.   Archway through to the Dining Room with matching slate flagstone floor and similar stone open fireplace with built-in shelves to one side as the sitting room.    Built-in cupboard and useful under stair Study Area.  The Kitchen has two windows giving lovely open views over the countryside to the Tamar Valley, fitted floor and wall units with wood effect worktops, built-in electric oven and four ring hob, inset one and a half bowl sink unit, dishwasher, room for fridge, freezer and table and laminate wood effect floor.    A door leads to a convenient Rear Porch/Utility Area with provision for washing machine and drier and contains the Worcester oil fired boiler for central heating and domestic hot water.   There is access to the rear garden together with Lobby having tiled floor with W.C. off and Bathroom with corner bath having shower attachment, wash basin and radiator.     

The Main Bedroom has ornate cast iron fireplace with built-in cupboards either side and is a lovely proportioned room with window to the front.   Bedroom Two is a double room with window to the rear having views stretching over the Tamar Valley to Dartmoor. The Bathroom has half timber walls having corner bath, low level W.C. and wash basin with obscure glazed window.  Study/Occasional Bedroom Three has window to the front.  

OUTSIDE
Enclosed front garden features some Roses and climbing plants with L-shaped tarmac parking area having a field gate to further parking adequate for three/four vehicles in all.     Off the inner parking area is a built-in Store Building within the main dwelling together with wooden Store Shed in the rear section of the garden which extends across the back of the cottage and backs onto the adjoining field.   There is an outside light and tap and plastic oil storage tank.  The rear garden in the main part is approximately 30โ€™ x 20โ€™ (9.14m x 6.09m).

From Callington proceed towards Gunnislake/Tavistock on the A390 road where at the bottom of the first hill on leaving Callington turn right where signposted to Harrowbarrow.   Proceed to the village of Harrowbarrow and turn left at the
T-junction and proceed up through the village past the post office on the left and after roughly 100 yards the cottage will be found on the right hand side.
