SITUATION
The property is within 1/2 a mile of the town centre being situated on a cul-de-sac and enjoying open views at the rear especially from the first floor looking over the adjoining school sports court and beyond the town to Bodmin Moor in the distance.    The town boasts a well respected community college which is within walking distance together with the usual town facilities, health centre, bowling green, various sports clubs and the St. Mellion golf and country club some 3 miles south of the town.

DESCRIPTION
