SITUATION
Fowey Crescent is situated on the eastern side of Callington and the road experiences little passing traffic being convenient for access onto the A390 road which by-passes the town on the southern side giving good access to the roads leading off to Tavistock, Plymouth, Liskeard and Launceston. Within roughly 1/2 a mile fairly level walk is the Tesco superstore with the town
centre being roughly another 1/4 of a mile away.   The town offers a good selection of recreational facilities including cricket club and bowling green with a golf and country club at St. Mellion which is roughly 3 miles south of the town.    

DESCRIPTION
There is off road parking in front of the property with a canopy Porch having outside light with a door into the Lounge/Diner which features a gas fire and window overlooking the front garden.   A door opens onto a central Hallway with shelved cupboard containing the control panel for central heating and domestic hot water and all rooms lead off from the hall.   A
modern Kitchen has stainless steel one and a half bowl sink with fitted electric oven and gas hob and glazed side entrance door. The Bathroom has a three piece suite with electric shower over the bath.  There are Two Bedrooms at the rear overlooking the back garden with the main bedroom having sliding patio door to the garden which was specifically installed to
enable a ride-on buggy to be taken around the side of the dwelling and driven into the bedroom with a level approach.

OUTSIDE
A concrete drive provides off road parking with an adjoining mainly lawned garden with shrubs and gated access to the rear passing alongside the external kitchen door with canopy over.  The rear garden is mainly down to lawn with shrubs having paved area off adjoining bedroom one.   The garden is mainly south facing and private with provision for rotary clothes line and containing two old timber Garden Sheds.
