SITUATION: Shalfleet is situated just off Zaggy Lane, in a quiet position, away from passing traffic. The town centre is, however, within easy, level, walking distance. Callington itself is a small town situated in east Cornwall, approximately 10 miles from the larger towns of Launceston and Tavistock and 14 miles from Plymouth city centre, which is therefore within commuting distance, via the Tamar Bridge at Saltash. Amenities in Callington include a varied shopping centre, schools of repute, churches, medical centre, library and bus services. The Kit Hill Country Park is within two miles of Callington, providing excellent dog walks, landmarks of historic interest and panoramic views. There are also many sporting and recreational facilities available in and around Callington, including nearby golf courses at Launceston and St Mellion.

DIRECTIONS: From Callington town centre proceed down Church Street and turn left after 50 yards, into Zaggy Lane. Continue to the end of Zaggy Lane and fork right. Shalfleet will then be found after 30 yards, on the right hand side.

UTILITY ROOM: 13'2" x 6'2" (4.01m x 1.88m) 2 x fitted work surfaces with storage under, plumbing for washing machine, plumbing for sink, shelved recess, mains gas fired Alpha combi boiler (new December 2010), radiator, carpet tiled floor, dual aspect with windows to front and side and distant view, multi-pane external door to side.

CLOAKROOM: Low level WC, carpet, opaque window.
