SITUATION
The property occupies a peaceful position at the end of a small cul-de-sac backing onto fields at the rear and is within roughly 1/2 a mile to the Callington College and town.  The College boasts an excellent Ofsted report and the town offers good range of facilities including modern health centre having the St. Mellion golf and country club some 3 miles to the south.    The towns of Tavistock, Launceston, Liskeard and Saltash are all roughly 10 miles distance whilst the city of Plymouth is some 15 miles to the south just beyond Saltash and is the major retail centre for the area together with cross channel ferry service.

DESCRIPTION
The property occupies a corner position off a cul-de-sac with excellent drive and forecourt parking with steps up from the drive to an open fronted Porch with exterior light.    Double glazed door leads to the Entrance Hall having built-in
cupboards and inner glazed door to the Kitchen/ Diner.  The dining area has built-in cupboards, door off to sitting room and inner hall and lower level to the kitchen area having a range of units, stainless steel sink, cooker space with gas and electric points, window to the side and part glazed door to the Side Porch having double glazed exterior door with cat flap and sliding door to the Wet Room with tiled floor and walls, shower fitment, W.C., wash basin, heated towel rail and obscure glazed window.    The Sitting Room has stone fireplace and feature wall with slate hearth and display mantles and fitted wood burner stove, ceiling and wall light points and window to the front with open outlook up the road.    From the Inner Hall there is access off to the three bedrooms and bathroom with a conservatory leading off from one of the bedrooms which the present owners use as a second sitting room.  The Bathroom has a panelled bath set in a tiled surround with wash basin and W.C. on a half tiled wall, heated towel rail and extractor fan.  The Principal Bedroom has a dressing area with floor to ceiling sliding door built-in double wardrobe and vanity wash basin.  The bedroom is dual aspect with open views stretching to the hills on Bodmin Moor.  Bedroom Two is a good sized room with built-in shelved cupboard and window to the rear again with views to Bodmin Moor.    Bedroom Three is also capable of having a double bed with double glazed patio doors to the Conservatory having similar views as the bedroom and also the whole of the rear garden, fitted radiator and half glazed door to the rear garden.   

OUTSIDE
At the front of the property there is a gravelled forecourt together with the tarmac drive which provides parking for some five/ six vehicles with the drive leading down to the Two Garages each with up and over door with doorway internally
connecting the two having fitted work bench, windows to the side and rear and also containing wood burner stove.   From the drive there is also a hand gate and wooden drive gate to the totally enclosed rear garden which is in three main areas with lower lawn area, centre paved area with ornamental pond and raised decked area which adjoins the conservatory.     A stone hedge forms the rear boundary beyond which is a field and the rear garden measures approximately 90โ€™ x 36โ€™ (27.44m x 10.98m) average. There is a rear access door to an under floor Store Area which also has the oil fired boiler for central heating and domestic hot water together with plumbing for washing machine and serves as an excellent dry storage area with light and power suitable for additional fridge/ freezer, etc.
