SITUATION
Martin Square is just a few hundred yards from the centre of Callington, yet occupies a fairly traffic free location with private vehicular access to the front where there is two car parking with additional gated access to the side giving further
parking and still further again at the rear where there is a detached double garage/workshop of cavity block wall construction and enclosed parking area. Within 10 minutes walk from the property there is access to the town centre shops, Co-op and Tesco supermarkets, modern health centre and schools. Callington College has received an excellent Ofsted report and there are many sporting activities in the area with cricket and bowling clubs in the town and a golf and country club at St. Mellion some 3 miles to the south, whilst the south coast and city of Plymouth are within some 15 - 20 miles.  

DESCRIPTION
The property has two car parking spaces at the front with additional parking at the rear with access from the front via a stable door to the Porch with two built-in shelved cupboards.  Study with Pine floor, built-in worktop and shelves with obscure double glazed window to the side.  Lounge/Diner with the lounge area having a superb slate flagstone floor, open fireplace at present used to house an electric fire, but the chimney can be operational if required.  Beam effect ceiling and adjoining dining area with shelved recess, staircase off with cupboard/computer space under and folding double doors to the Kitchen/Breakfast Room with wood floor and wood fronted units, inset one and a half bowl sink, cooker space with gas point, natural light from the adjoining conservatory in addition to Velux double glazed roof window.  Utility Room in two parts with matching floor as the kitchen having double cupboard housing the Worcester gas fired boiler (approximately 5 years old) together with plumbing for washing machine.  Shower Room having tiled floor, double size shower with electric unit, wash basin and W.C., built-in shelved cupboard, extractor and obscure glazed window. The Conservatory is accessed via glazed double doors from the kitchen having tiled floor, double glazed windows, radiator for all year round use with views over the attractive garden and a glimpse of Bodmin Moor in the distance.  Sliding patio doors open to the Rear Porch which also has a half glazed connecting door to the utility room and stable door to the rear garden.    

Staircase ascends to a Landing square with three rooms off.  The Main Bedroom has two built-in double wardrobes with central dressing table section, telephone point and window to the front.  The Second Bedroom is also double size with over stair cupboard and two windows to the rear.  Bedroom Three is a single room with window to the side giving a view to Callington Church and Bodmin Moor having sliding door to W.C. comprising low level suite, wash basin and window to the rear.    

OUTSIDE
At the front as previously mentioned are two car parking spaces with footpath to a side hand gate opening to a side area where there are double gates allowing further parking for one or two vehicles.  There are two timber Garden Sheds.  The main garden at the rear is totally enclosed and is mainly a decked area surrounded by established shrubs, ornamental pond and flower beds with path off to one side which gives access to the adjacent detached Double Garage/Workshop together with forecourt parking and double gates onto the side lane. Not suitable for some/large vehicles    The building is divided internally with a stud partition, one half being 17’ 2” x 11’ 3”  (5.24m x 3.46m) with side entrance door, double glazed window, up and over door to the front with a connecting door to the adjoining garage 17’ 3” x 9’ 8” (5.27m x 2.97m) again with up and over door. The building is cavity block built with a cut roof having opening to part floored storage area. 
Electric is connected with its own trip fuses.   Water if required can be obtained from an outside tap at the corner of the conservatory.
