A most impressive 3 bedroom character cottage set in a rural location off the beaten track with spectacular views over the surrounding countryside. The property enjoys large formal gardens and paddock of approximately 5 acres.

SITUATION

Found in a rural location to the west of Launceston between the villages of Splatt and Canworthy Water. Located down a quiet country lane, with one neighbour, the nearby village of Tresmeer has a small shop.

Nearby Launceston is the ancient capital of Cornwall and boasts a number of historical buildings including the Norman castle and Victorian Guildhall and Town Hall. There is a wide variety of shopping available both in the town centre and the out of town retail park (both independently and nationally owned) together with a range of service businesses, medical facilities and schooling at both primary and secondary levels (private and state sector). The town has a good sports centre, many clubs and societies catering for a wide variety of interests and two 18 hole golf courses within 3 miles.

Access to Plymouth, Exeter, Truro via road are all within an hour's travelling time. The city of Plymouth offers sea and rail links being approximately 29 miles from Launceston. The city of Exeter has rail links and an international airport being approximately 40 miles from Launceston.

ACCOMMODATION

This charming traditional cottage displays all the character and warmth you would associate of a property of such age. OUTSIDE      

The property is approached via a shared drive which leads directly to the cottage with an area of off road parking.  The cottage can be accessed directly off the driveway to the front or via a gated rear pathway.  From the rear path there are steps which lead to an area of raised lawn bordered by mature trees and shrubs.

Further on from the parking area there are larger gardens which include a timber storage shed, corrugated metal storm shelter and ruins of a former barn. There are an abundance of well established trees and shrubs together with traditional hedging.
 
A little further down the shared driveway is a gate which gives access to some 5 acres of gently sloping paddocks which includes a stone build store.  The views from the paddocks of the surrounding countryside are quite breathtaking.
