" Detached bungalow residence situated in a peaceful rural village with far reaching countryside views. 3 Bedrooms, kitchen/dining room, lounge, family shower room, gardens, off-road parking, rural views. EPC Band D.

SITUATION The property is located in the heart of the rural parish of North Petherwin. Seven miles to the south is the former market town of Launceston, with its 24-hour supermarket, doctors, dentists and veterinary surgeries, a fully equipped leisure centre, two testing 18-hole golf courses and numerous sporting and social clubs. There is access to the A30 trunk road, which links the Cathedral cities of Truro and Exeter. At Exeter there is access to the M5 network, mainline railway station serving London Paddington and an international airport. To the south is the city of Plymouth with its extensive shopping facilities, department stores, deep water marina and regular cross channel ferry port serving northern France and Spain. To the north is the coastal resort of Bude with its extensive sandy beaches and cliff walks. Access to the A39 trunk road, the Atlantic Highway, allows easy exploration of the majestic stretch of the north Cornish coast. DESCRIPTION The property is understood to have been constructed in the 1990s of block cavity with a spar-dash finish beneath an interlocking tiled roof. With the benefit of uPVC double glazing and gas fired central heating, the accommodation is clearly illustrated on the floorplan overleaf and briefly comprises a reception hallway, lounge with bay window to the front and feature fireplace housing an electric flame effect fire, kitchen/dining room with a range of base and eye level units with roll top work surfaces and tiled splash backs, one and a half bowl stainless steel sink with mixer taps, 4-ring hob with extractor hood over, electric oven, space for fridge/freezer, washing machine, tumble dryer and dishwasher. OUTSIDE The property is approached via the road to a gently sloping tarmacadam driveway providing off-road parking for vehicles and access to the GARAGE/WORKSHOP (light and power connected). The front garden is raised and stocked with a variety of plants and shrubs with a patio walkway around both sides of the property. The enclosed rear garden can be accessed either side of the property and is laid to lawn with a patio seating area enjoying some fine views across the open countryside with inset feature pond. There is a timber GARDEN SHED (power connected) and GREENHOUSE. DIRECTIONS From Launceston take the B3254 road towards Bude, crossing over the River Ottery at Yeolmbridge, and continue for approximately two miles passing through the hamlet of Ladycross towards Bude. At Langdon Cross (by The Countryman Inn Public house) turn left signposted North Petherwin. Continue into the village of North Petherwin. At the cross roads turn left, sign posted to Launceston. Continue along this country lane and turn left into Mayna Parc, where the property will be found on the left hand side.
