The property is of rendered and well decorated elevations beneath pitch roof with slate cladding.   The property has replacement uPVC double glazed windows and doors and mains gas fired central heating boiler with radiators.    The property has been fitted with a new shower room internally and is in
generally good condition throughout.    Externally the garden areas have been landscaped discerningly, yet producing easy maintenance areas, sun trellis and feature pond.   

3 Hellescott Road fronts onto the approach road to North Petherwin from Egloskerry.    Within North Petherwin there is a village hall, church and at nearby Brazzacott a county primary school.    To the east of the village on the B3254 Launceston to Bude Road (2 miles approximately) is the popular thatched Countryman public house.

Launceston (some 5 miles) provides a full range of social, commercial and shopping facilities and beyond the city of Exeter (42 miles via dual carriageway) provides intercity rail link, international airport and M5 motorway link.   The city of Plymouth (28 miles south of Launceston) provides continental ferry port and intercity rail link.
