SITUATION The property lies in the heart of a sought after residential area of Launceston, less than half a mile from the town centre with its shops, boutiques, numerous sporting and social clubs, fully equipped leisure centre and two 18-hole golf courses. The property is less than 500 yards from Launceston College and the 24-hour supermarket, Tesco, is within easy access. The vital A30 trunk road is easily accessible and links the cathedral cities of Truro and Exeter. At Exeter there is access to the M5 motorway network, mainline railway station serving London Paddington and international airport. The picturesque North Cornish coast is less than 15 miles from the property with extensive sandy beaches and cliff walks.
