SITUATION
The property enjoys a southerly aspect with some distant views towards Plymouth with the village centre being within a few minutes walk and containing popular village shop/newsagents with off licence section, active Millennium centre village hall, primary school, doctors and with a regular bus service between the towns of Liskeard and Callington. The village joins Bodmin Moor on the western side and provides excellent walking country with spectacular views.  

DESCRIPTION 
The property was built in the mid 1970โ€™s and has been in the present ownership for some 16 years having a good balance of parking, gardens and accommodation.  The side extension comprises entrance porch/utility and study/additional bedroom and the roofing to the extension keeps heat out from the sun, but also in the Winter reflects the heat back in.   The kitchen has been refitted, there is electric heating and the  property is double glazed.  The property would benefit from some upgrading and decoration.

The Sitting Room is located at the rear having Bamboo flooring, electric thermostatic radiator and glazed French doors opening to the rear garden.    

Staircase ascends to the Landing with electric termostatic controlled radiator, hatch to the insulated roof space and all Three Bedrooms directly off.  There are two double bedrooms with built-in wardrobes, the main bedroom being at the front and enjoying distant views towards Plymouth.  The Bathroom has a three piece suite with electric shower fitment to the bath, fitted shower curtain and obscure glazed window.  

OUTSIDE
Enclosed front garden with a private sitting area having lawn area beyond with borders and climbing plants to the Pergola adjoining the dwelling.   To the side is an enclosed reinforced concrete Yard completely contained and ideal for dogs having an exterior tap, drainage and lighting.  There is a gate off to a fully enclosed rear garden which is in two parts, one with sitting area to a pond with waterfall and established plants including Gunnera with the adjoining garden being paved with slate seating and raised garden with shrubs forming the backdrop.   There is a gate off the rear garden for emergency use for the neighbouring property, not known to have been used in recent years. If needed there can be access to the side garden from the adjoining lane to the side in addition to the front entrance. The site measures overall approximately 55โ€™ x 40โ€™ (16.77m x 12.20m).
