A deceptively spacious mid terraced cottage with many appealing features situated within the desirable moorland village of Minions. The cottage itself offers two spacious reception rooms with multi-burning stoves and a kitchen. To the first floor there are three double bedrooms and a family bathroom. Externally there are small gardens to the front and rear and a separate paddock which can be accessed from the moor. There is off–road parking and a single garage.

SITUATION
Runwell House is located in the heart of the popular village Minions which is on the periphery of Bodmin Moor which is renowned for its outstanding natural beauty being one of the most unspoilt areas in the South West. The village itself contains a shop and well known Public House with the village of St Cleer being within easy driving distance within which is a renown Parish Church. There is a Primary School at Upton Cross and Secondary School in the nearby town of Liskeard.

SPORTING FACILITIES
Sporting facilities in the area are numerous. There is the sports centre in Liskeard with squash, badminton and tennis courts, indoor bowls, indoor heated swimming pool, gymnasium, etc. Golf course at Bindown, near Looe and at the internationally renowned golf course at St Mellion with its two 18 hole golf courses. Boating, sea fishing and other water sports are available at Looe and Fowey and good bathing all along the south Cornish coast. Salmon and trout fishing is available on local rivers by joining the local angling club with rainbow trout on Siblyback and Colliford Reservoirs. Siblyback also boasts a popular water sports facility.

COMMUNICATIONS
Recent and on-going roadwork improvements have made this part of Cornwall very accessible. The A30 accessed at Launceston, is dual carriageway all the way to Exeter, where it links with the M5. Alternatively the A38 is dual carriageway with the exception of 6 miles via Plymouth to Exeter. Car ferries are available from Plymouth to France and Spain and also a local airport at Plymouth, together with a private airfield at Cardinham.
