" Farmer Allens Cottage is an extended semi detached cottage, originally built around 1800s, with more modern additions to the rear and side. The property affords a dining room with feature fireplace, kitchen/diner with Rayburn, and living room with granite fireplace. On teh first floor there are three double bedrooms and a family bathroom.  Externally there is a shared track entrance with the neighbouring property which leads to a private driveway with off road parking for up to three vehicles.  There is a timber gate leading to a larger than average garden which is on two levels enclosed by hedging, offering a great degree of privacy and backing onto open fields.  The garden is mainly laid to lawn with flowerbeds bordering.  There are granite steps up to a further lawn area with slated patio area with wooden trellis over pergola providing a pleasant rural outlook. There is a greenhouse, timber storage shed/workshop and a timber wendy house.

SITUATION
Farmer Allens Cottage is situated within the tiny and unspoilt rural village of Trevelmond comprising of several houses, cottages and Methodist Chapel.    The nearby hamlet of St. Pinnock has a parish Church.  The neighbouring village East Taphouse has a renowned primary school, community hall and garage with general store.   The larger village of Dobwalls, approximately 1 miles away has a shop / post office,
convenience store, primary school and public house.    The property is excellently positioned for easy access to the A38 to Bodmin and far west Cornwall being 30 miles from the city of Truro and within commuting distance to Plymouth via the A38 having a more comprehensive range of facilities including an excellent shopping centre and car ferry service to France and Spain.   The market town of Liskeard is approximately 4 miles.   At Liskeard there are supermarkets, dentist, doctors, veterinary surgery,

distance of the town centre with connections to London Paddington via Plymouth and a branch line to the fishing port of Looe.     The Cornish coastline lies approximately 1 miles distance, golf is available at Bindown near Looe and also the spectacular waterside course at Port Wrinkle and the internationally renowned course at St. Mellion with its additional leisure facilities.

From Kivells Liskeard office proceed out of town on Dean Street and onto New Road heading for the A38 (Bodmin).   Join the A38 and travel westbound to Dobwalls.   At the roundabout take the second exit on the left onto the A390 signposted St. Austell.   Continue along the A390 and take the left turn signposted Trevelmond.    Follow the road into the village, as you approach the centre of the village follow the road around to the right and after the Chapel take a left turning into a small lane.   In front of you will be a property called Hobbits Corner, turn right at this property where Farmer Allens Cottage will be the first property on the left hand side and can be identified by our for sale board.
