" The property is a one double bedroom character cottage set in the heart of the village and offers an entrance hall, galley kitchen, lounge with back boiler for the heating, downstairs bathroom and on the first floor there is a separate W.C. with sink and double bedroom. To the rear of the property is an enclosed area currently used as a courtyard and parking, although the rear courtyard could be converted back into a parking area. No onward chain.

Menheniot is both a popular and well served village with amenities including post office, Spar shop, hairdresser, public house, church, modern village hall, tennis and cricket clubs. The village has allotment facilities available, a bus service and there is a mainline railway connection on the outskirts of the village with the A38 approximately 1 mile away. The market town of Liskeard is approximately 4.5 miles distant and has a wider range of both independent and national shops with secondary school and leisure centre. The coastal resort of Looe, to the south, is approximately 8 miles away.

Opaque glazed window to the rear, panelled bath with tiled splash back and wall mounted electric shower unit with shower screen, pedestal wash basin with tiled splash back, radiator, mirror fronted medicine cabinet and extractor fan.

Glazed window to the rear with countryside views. Roof hatch. Pine doors to bedroom and:-

Opaque double glazed window with deep sill, radiator, close coupled W.C. and wall mounted vanity wash basin with tiled splash backs.  

BEDROOM
Glazed window to the front elevation, radiator and cupboard housing foam covered immersion tank with storage shelf above.    

OUTSIDE
The courtyard is tarmacadam and has an outside tap and pedestrian gate leading to the side elevation where there is a tarmacadam drive leading out onto the road. The courtyard also has a storage shed.

DIRECTIONS 
From Kivells Liskeard office proceed out of the town centre through The Parade and turn right onto Pound Street, signposted ‘Plymouth / A38’.  Continue onto Castle Street, proceed through the traffic lights and continue onto the Plymouth road heading for the A38.  At the roundabout take the third exit and continue along this road where after a short distance take the left turning at the ‘Hayloft Restaurant’ signposted ‘Menheniot’. Continue along this road passing Menheniot Station and the bridge, proceed up the country lane leading into the village of Menheniot.  Upon reaching the village go past the shop and public house. The property is a white painted cottage on your left hand side and can be identified by a Kivells for sale board.
