" Believed to be a former sail loft, this charming, quaint, 2 bedroom semi detached cottage has a stunning location in the picturesque historic Cornish fishing village of Polperro. Pretty 2 bedroom cottage, stunning location within popular coastal village, south west facing harbour, village and sea views, immaculate presentation, garage available by separate negotiation. EPC Band F.

SITUATION Polperro is one of the most picturesque villages on the Cornish coastline with its tiny fishing fleet and quaint intertwined streets with numerous restaurants, galleries and pubs. The harbour provides a temporary haven for visiting yachts. The scenery in this part of Cornwall is remarkably unspoilt and beautiful. The River Pol runs centrally down through the village, which is straddled by a variety of intertwined cottages and bridges. The nearby towns of East and West Looe, about 4 miles away, provide a further range of facilities including a branch railway line linking to Liskeard on the Penzance to Paddington line.
 
The A38 is only about 20 minutes' drive to the north. Plymouth City Centre, with its historic waterfront and vibrant university, large modern shopping centre, Theatre Royal, and the world famous Hoe is about 45 minutes' drive away. In Plymouth there is a continental ferry port, with links to Brittany and northern Spain.
 
 
 
  DESCRIPTION The extraordinary position of the aptly named Watchmans Cottage is stunning. Located on the far eastern end of the famous Warren, this historic and very pretty cottage sits to the east of the harbour mouth of Polperro. This former sail makers cottage has a great aspect and some great views. Within 18 paces of the front door are numerous benches and places to sit and watch the village and harbour bustle or simply to sit and take in the sun. The picturesque working fishing village with its small beach, harbour and intertwined streets is just a short flat walk away. If you fancy strolling further afield, the South West Coast Path passes through the village giving access to many miles of unspoilt, mainly National Trust owned, coastline. ACCOMMODATION A stable door leads into a small porch, handy for hanging coats and kicking off sandy shoes. This leads into the open plan and very pretty open plan kitchen/sitting room. There is a Delabole slate floor, prettily painted cladding, which adds to the nautical theme and a pretty open fire with stone surround to make it cosy and snug in the winter. There are exposed beams and pretty wooden kitchen units.
 
Stairs lead up to the two double bedrooms and bathroom where the cosy Cornish cottage theme continues. The main bedroom has great views out to sea and over the inner and outer harbour and over the village. There are lovely old floorboards, exposed stone and a beautiful wood burner for those cold winter nights. The second double bedroom also has good views of the village and over the inner harbour. There is a smaller third room that is currently used for storage. The bathroom contains a shower, loo and basin, again there are views out to sea. GARDENS & GROUNDS There are steps leading to the rear of the property where there is a small storage area. GARAGE (By Separate Negotiation) The very hard to come by garage is located approximately half way between the main car park and the harbour. TENURE Freehold. COUNCIL TAX BAND Band C. DIRECTIONS From the A38 and the Tamar Bridge, proceed westwards via Tideford and then in about one mile turn left onto the A374. In approximately one mile, turn right onto the A387 and continue to Looe. Proceed westwards over the bridge and follow the main road to Polperro. It is suggested on first viewing that it be prudent to park in the main car park and continue on foot into the centre of the village. Pass The Buccaneer on the right and then continue straight on and then bear right and this small lane becomes The Warren. Continue along the Warren to the end of the terraced cottages and the property will be found as the last one on the left hand side.
