" Wilton Mill farm is a beautiful, traditional Cornish farm set in stuning countryside. The setting is perfectly suited to its current use as a holiday letting business, with huge growth potential. Alongside the main farm house are two holiday cottages and there are two stone barns with planning permission to be linked by a glazed walkway and converted into a very attractive detached 3 bedroom holiday cottage. The property sits within over 11 acres of its own grounds with wonderful country views extending beyond. With paddocks, a large barn and stables this wonderful property would be well suited to equestrian use. Close to the coast, the towns of Looe and Polperro are both within 4 miles.

THE FARMHOUSE Full of character and set over three levels. The sitting room is on the first floor and features a lovely inglenook fireplace and beamed ceiling. The dining room affords superb views out across the gardens and the spacious kitchen is full of character. On the second floor there are three good sized bedrooms served by a well designed family bathroom. The floor below the main house is ideal as further guest accommodation or as an annex to the main house and can be accessed directly from the front courtyard or via an internal staircase. THE TWO COTTAGES The two cottages have huge character. Barn Cottage is a two storey single bedroom unit with an open plan living area on the first floor.
Mill Cottage offers two bedrooms and a lovely sitting room with a stone fireplace. Both properties have full residential status. STONE OUTBUILDINGS Located to the front and off to one side of the main house are two attractive stone barns which benefit from a current planning consent to allow conversion into an architect designed three bedroom detached holiday cottage. THE GARDEN AND GROUNDS The garden and grounds are a real joy, at just over 11 acres the accommodation sits centrally within them. Beyond the front courtyard there are a range of paddocks and a large barn and stable block for those with equestrian interests. LOCATION Pelynt village is centred around the pretty parish church of St Nonnas. There is a thriving community and a number of local amenities, which include a primary school, two general grocery stores, a public house/hotel that offers fine dining, restaurant, hair salon and garage. Nearby are the popular and well established holiday villages of Looe and Polperro. Looe is known for its fine sandy beach and busy commercial fishing harbour. An attractive arch bridge connects East and West Looe and it offers a wide range of water based activities including sailing, fishing, diving and pleasure boating. The town has a good range of shops and restaurants, a successful comprehensive school and a branch line railway station that connects to the main line in liskeard 8 miles away, from where regular trains to London and other major cities can be caught. Polperro is also centred around its busy fishing harbour, rich in smuggling history it remains ever popular with thousands of tourists from the UK and abroad. Plymouth is approximately 25 miles away and provides all the facilities you would expect to find in a modern thriving city, an under cover shopping centre houses many well known high street stores, the fascinating National Marine aquarium, with its shark viewing tank and the constantly expanding Plymouth University. Plymouth airport provides links to a number of UK cities and from the sea port in Millbay car ferries sail to Roscoff and santander.
