" Flexible accommodation offering 3/4 bedrooms with garage and parking in central location within a popular Cornish village. Pretty sea views, flat plot, central village location, 3 double bedrooms, parking and large garage, main bedroom with en suite and south and sea facing balcony, courtyard garden. EPC Band E.

SITUATION Downderry is a popular village perched on the beautiful coastline of South East Cornwall. This terrific village enjoys a special climate and boasts comprehensive facilities including a handy post office/general store, doctors' surgery, primary school and 19th century church, together with various pubs and restaurants.

The property is set in a stunning position, nestling neatly between the bay of Whitsand and the promontory of Looe.

The late Sir John Betjeman admired the spectacular views from Downderry. The gentle cliffs roll and tumble towards the sea, which bathe in the constant ebb and flow of the English Channel. For those who like to get wet, Downderry and Seaton are notable surf breaks and there are great sailing, diving and fishing on the doorstep as well as a slipway at Downderry beach.

The South West Coast Path is accessed nearby providing boundless leisure opportunities, with parts of the neighbouring coastline in the ownership of the National Trust. The beach offers the ability to keep and launch boats and there is a long and interesting foreshore with a fascinating mixture of rock pools and sand. DESCRIPTION The property has been recently refurbished and is in an ideal location with good coastal views that encompass both Rame Head and Looe. The flexible accommodation is well placed on Main Road which means that it is a very short, relatively flat walk to the shops, facilities and amenities within the village. The popular and sought after beach at Downderry is very close by. Because of the southerly aspect and large number of windows, the property is light and airy throughout with sea views from many of those windows. The sea view from the balcony to the master bedroom is stunning.

There is a sunny and sheltered courtyard garden to make the most of the Downderry climate and a very large garage/workshop. As a welcome addition to the property there is a discreet 4kw array of photovoltaic panels and an air source heat pump. ACCOMMODATION The courtyard leads into a generous porch, handy for coats and dropping off beachwear. An equally convenient downstairs cloakroom/utility room leads off from the porch. In turn, the porch leads into the large and light kitchen/diner with its large window overlooking the sea. The spacious kitchen has been recently refurbished and has created a lovely space to both cook and sit and relax. There is a large dining room adjoining the kitchen and an equally good sized sitting room with pretty fire and surround, the large windows fill the room with light. There is a smaller room next to this which is currently used as a study. However, because of the lovely sea views this would make a super snug or an additional/overflow bedroom.

Upstairs there are two double bedrooms with storage and a good sized light and bright bathroom. In addition, the master bedroom is a good size and benefits from built-in storage and a convenient en suite. A recent addition has been the balcony accessed via French doors which has created a great, private south facing spot with stunning sea views making a great way to wake up.

There is a very large loft which offers potential for further rooms and views. GARDENS & GROUNDS Large wooden gates lead into the sunny sheltered courtyard where you can see and hear the sea. There are several borders and planters to add colour. It would be possible to park the car here or within the large, spacious garage which is also used as a store and a workshop. TENURE Freehold. COUNCIL TAX BAND Band D. SERVICES Mains water and drainage. Electric. Oil fired central heating and air-to-air heaters. VIEWING/NEGOTIATIONS Strictly by appointment through Stags' Plymouth Office: 01752 223933 or Email: plymouth@stags.co.uk. DIRECTIONS The large wooden gates that lead into the courtyard are on the seaward side of the road and the property lies about 100 yards along the main road from the Downderry Stores.
